Sutton Shively Appraisals, LLC was formed in 2022 by Alan W. (Ty) Sutton Jr. MAI, SRA, AI-GRS and Richard Ryan Shively MAI, SRA. The two partners share a love of the valuation process and a goal of providing well-researched, comprehensive (inclusive of the most up-to-date data available), and defensible appraisal and real estate consulting services. This goal is continually achieved through teamwork. Together, we offer more than 40 combined years of quality appraisal and related real estate experience. We belong to the Appraisal Institute, the premier trade organization and resource for professional real estate appraisers. Education through the Appraisal Institute includes core classes and on-going continuing education seminars. Ty Sutton is a Certified General Real Estate appraiser licensed in the state of North Carolina. Ty is a native of Greensboro and was a founder and principal owner of Colvin, Sutton, Winters Real Estate Appraisers in Greensboro, NC until 2022. He becaming a founding partner of Sutton Shively Appraisals in 2022. Ty has been appraising since 1994 and holds the MAI, SRA, and AI-GRS designations from the Appraisal Institute. Additionally, he has completed all of his certification and renewal education through the Appraisal Institute. Ty graduated from North Carolina State University in 1992 and holds a Bachelor of Arts degree in Business Management. Ty received his North Carolina General Certification license in 1998.
Ty is a member of the Rotary Club of Greensboro, a former LDAC participant/chapter representative through the Appraisal Institute (Leadership Development and Advisory Council), and is a current member of TREBIC (Triad Real Estate & Building Industry Coalition). Ty has a wide range of experience appraising multiple types of properties, with a concentration in commercial valuation of industrial and multi-family properties. Ty has been sworn in and testified as an expert witness for the North Carolina Middle District Bankruptcy Court. Ty enjoys a varied client base including lending institutions, attorneys, developers, property owners, and government agencies.

Richard Ryan Shively MAI SRA

Richard Ryan Shively is a Certified General Real Estate appraiser licensed in North Carolina. He holds the MAI and SRA designations from the Appraisal Institute. Ryan is a native of Ohio and holds a Bachelor of Arts from the University of Findlay and a Master of Fine Arts from Purdue University. His education includes advanced courses from the Appraisal Institute. Ryan began as a residential appraiser in 2006. He became a broker in California in 2008, specializing in vacant land on behalf of investors. Ryan began appraising commercial property with Colvin, Sutton, Winters in 2016, became a founding partner of Sutton Shively Appraisals in 2022, and now specializes in commercial real estate appraisal in the Triad market. Ryan also holds a North Carolina Broker License. Ryan has been a resident of Greensboro since 2016, is married to Kim Shively, and enjoys being the dad of two awesome boys.
